The land itself is worth at least $2,000/acre. I know this, because I purchased a parcel of land last October... it's nothing special, and not that great of a location. I paid $2,000/acre for that. These 11 acres are in a better location (the river accesses a lake, plus, the majority of the land is wooded.) So, deduct $22,000 (at a minimum) from the $80,000. To me, the house is worth $58,000!

Will the heat it produces be ok in the kitchen since that's usually the warmest room in the house anyway? Right now there is a Federal tax credit for replacing them with more energy efficient ones. I think it's 30% of the purchase price up to $1500. ANyway- just food for thought since you're redoing the kit.

I don't know where you the states you live BUT HOLY SHIT that is he best price I have ever seen in my WHOLE Life! I just bought a house and I paid double what you did for a 2 bed room 1 bath with a large back yard. You have a lot of work but it seems like you can deal withthat. It's nice. I like the colors you have chosen for your house. Though I recommend keeping hard wood in case you try to resell it (or keep it under the carpet at least) because Hardwood is a better sell than carpet.
