You should NOT get a 30 year mortgage on that. No way. I mean, I hope you at least have 20% to put down on it and you're not just like "well, I can't make the payment so I'll just pay on it forever and end up paying double what the price is"---

10 bucks says the op forecloses on the house herself in 1 year! She sounds dumb as shit! Who the hell even thinks about getting a 30 year loan on 21k!? That is like getting a 30 year loan on a damn car. And also who when they just get out of financial trouble says, I think I should buy a house now! You should have at least 1 year of payments saved up before you purchase anything!

Money isn't that big of an issue. I mean we're not rich but we make enough to pay bills, etc. His work is slow in the winter time so there is an added stress on me to work more...

We don't actually have the house yet but we put our offer in last night at 9:30 after waiting all day to get the pre-approval. I felt relieved getting the offer in until the agent said there were already 5 other offers made on the house since Friday.

I'm going to be pissed if we can't get it!
